The challenge

Catalyst had managed property since 1974, but leasing at Hampden Business Park still relied on signs and broker referrals—generating roughly 10 to 12 inquiries per month.

The ideal tenants were owner-operators in construction, plumbing, electrical, automotive, and related trades. Many were bilingual and more likely to make a quick call than complete a long form.

Catalyst needed proof that paid social could reach real small-bay industrial tenants—and a system it could own and repeat across the portfolio.
